If a garage floor is prepared correctly and the correct epoxy and clear coat are used, expect many many years of aesthetic beauty and durability.
The first thing that must be determined from the start of any flooring project is if there is already an existing sealer present.
Your garage floor could be sealed and you don’t even know it. Not all sealers leave a shiny finish. The reason a concrete sealer could be present is when your home was built and the garage floor was poured, the building contractor may have incorporated a sealer into the actual concrete mix prior to pouring. Also, the contractor could’ve simply rolled on a penetrating sealer that is virtually impossible to detect by eye.
A sealed floor means there are no open pores in the concrete substrate. No open pores mean there is no coating made that can adhere to the floor.
A simple test to determine if your garage floor is sealed is to simply pour some water on the floor. If the water just lays on top of the surface, the floor is obviously sealed. If something as thin as water cannot penetrate into the concrete, how could a thick epoxy?
If it is determined that the floor is sealed, the floor must be ground with the use of a concrete floor grinder. This is the only way to ensure your floor coating will adhere. Once the floor is completely ground then thoroughly cleaned, you will have a perfect surface to start the epoxy application process.
Another scenario you may have is that you already have an existing epoxy on your garage floor. Perhaps you are encountering peeling epoxy at the 4 tire points where you park your car. More than likely this is the result of the use of a water-based epoxy.
Water-based epoxies should only be used in foot traffic areas only! Water-based epoxies do not hold up well when hot tires from heavy vehicles are driven on or parked on. The life expectancy of your garage floor epoxy project is very short when using water-based products.
If you are looking for a long lasting super durable floor epoxy that will hold up to hot tires, chemical spills or various types of leaks from an automobile, a 2 part solvent based epoxy should be applied.
An industrial strength protective clear coating should always be applied over the dried epoxy to protect the epoxy from getting scuffed up or gouged.
In addition, if there is a coating already present on your floor and you just want to re-coat to make it look fresh and new again, the existing surface should always at least be abraded. Abrading will help the new epoxy adhere to the old existing coating. When abrading is not performed when recoating, delamination generally occurs.
Always remember to follow the designated drying times on the back of the label of the particular floor coating used when applying more than 1 coat. Same goes when applying the protective clear coating over the epoxy coating.
